No home is without defects. Every house, new or old, has items that need repair or routine upkeep, and this report lists the ones found on the day of the inspection. It describes the visible condition of the home at that time; it is not a warranty, and it cannot predict future problems or find what was hidden. Safety items should be addressed first, then repairs. Maintenance items are routine upkeep, or things to monitor over the course of home ownership.
The home appears to be well-built and has been well cared for. Materials and workmanship, where visible, are above average for the age and style of the house, and the condition of the systems suggests upkeep has been kept current rather than deferred. The items recorded in this report are the ordinary repairs and maintenance a home of this age accumulates.
No home is without defects, and the presence of items in this report is normal rather than a sign that something is wrong with the house. Every home requires maintenance, occasional repairs and occasional system improvements, and keeping up with them is what keeps a house in good condition.

1 observationDescription
Adequate heating capacity is provided by the system. This is a high efficiency heating system. An electronic air cleaner has been installed on this forced air system. This feature provides better air cleaning than conventional filters. The heating system is in generally good condition.
Scope of this section
This part of the inspection covers the heating equipment, its distribution through ducts or radiators, venting and combustion air, and the thermostats and controls. The system is operated using its normal controls where conditions allow it to run safely.
Observations
Heating system requires service
The heating system requires service. This should be a regular maintenance item to ensure safe and reliable heat.
Limitations
As described in the inspection contract, this is a visual inspection only. The inspection of the heating system is general and not technically exhaustive. A detailed evaluation of the furnace heat exchanger is beyond the scope of this inspection. The inspection was limited by (but not restricted to) the following conditions: While we do check for the presence of a heat source in habitable areas, the adequacy of heat level and heat distribution balance are not determined during a home inspection. (This work requires heat loss calculations and an extensive building survey that is normally performed when the initial heating capacity is selected.) The interiors of flues and chimneys are not inspected except where readily accessible. Furnace heat exchangers are not inspected though we may spot and call to your attention external signs indicating a concern. Unless explicitly stated in your report, electronic air filters, humidifiers, dehumidifiers and solar space heating equipment are not inspected/tested. · The programmable thermostat was not tested.
Cooling
3 observationsDescription
Scope of this section
This part of the inspection covers the cooling equipment, its distribution and condensate handling, and any whole-house fan. The system is operated using its normal controls where the outdoor temperature is high enough to do so without risking damage to the equipment.
Observations
Past leakage at condensate tray
There was evidence of past leakage at the condensate tray. Recommend monitoring, and repair by a licensed Heating, Ventilation and Air Conditioning (HVAC) contractor if leakage continues.
Air conditioning servicing recommended
The air conditioning system requires servicing.
Air conditioning system near end of service life
The air conditioning system or heat pump appears to be at or near the end of its typical service life. The unit was functional at the time of inspection, but replacement may be needed at any time. Recommend budgeting for replacement and having the system serviced annually by a licensed Heating, Ventilation and Air Conditioning (HVAC) contractor.
Plumbing
6 observationsDescription
The plumbing system is in generally good condition. The water pressure supplied to the fixtures is reasonably good. A typical drop in flow was experienced when two fixtures were operated simultaneously.
- Supply piping material
- Copper
- Main shutoff location
- Utility Closet
- Drain piping material
- PVC
Scope of this section
This part of the inspection covers the main water supply and shut-off, the visible supply, drain, waste and vent piping, the water heating equipment, fixtures, faucets and toilets, fuel storage and distribution, and any sump or ejector pump. Piping concealed within walls, floors or the ground is not examined.
Observations
Faucet leaking
The faucet(s) is/are leaking.
Toilet loose at floor
The toilet was loose at the floor connection. Movement can break the wax seal, allowing leakage that damages the subfloor and can escape sewer gas. Recommend resetting and securing the toilet, with a new wax seal, by a licensed plumbing contractor or qualified person.
Shower door defective
The shower stall door is defective and should be repaired or replaced as necessary.
Leak at drain trap
An active leak was observed at the drain trap beneath the sink when the fixture was run. Ongoing leakage can damage the cabinet and promote microbial growth. Recommend repair by a licensed plumbing contractor.
Faucet loose
The faucet is loose.
Toilet runs on
The toilet runs on after flushing. Improvement to the tank mechanism is likely to be needed.
Limitations
As described in the inspection contract, this is a visual inspection only. The inspection of the plumbing system was limited by (but not restricted to) the following conditions: Portions of the plumbing system concealed by finishes and/or storage (below sinks, etc.), below the structure, and beneath the yard were not inspected. Water supply quality and quantity are not tested. The effect of lead content in solder and/or supply lines is beyond the scope of the inspection. Unless specifically stated in your report, we do not determine whether water supply and waste disposal systems are public or private. Unless specifically noted in your report, we do not inspect the following: clothes washing connections, wells, pumps, or water storage related equipment, water conditioning systems, solar water heating systems, fire and lawn sprinkler systems. We do not operate safety valves or shut-off valves. We do not inspect the interior of flues or chimneys that are not readily accessible. · The main water shutoff valve was identified but not operated, as turning valves is beyond the scope of this inspection and aged valves can leak or fail when disturbed. All occupants should know the valve location for use in an emergency. · The temperature and pressure relief (TPR) valve was not operated during this inspection, as older valves frequently fail to reseat and leak after testing. Recommend having the valve tested periodically by a licensed plumbing contractor as part of routine water heater service.
Electrical
11 observationsDescription
All visible wiring within the home is copper. This is a good quality electrical conductor. All 3-prong outlets that were tested were appropriately grounded. Generally speaking, the electrical system is in good order. The size of the electrical service is sufficient for typical single family needs.

We do not inspect paint, wallpaper, and other finish treatments. We do not inspect carpeting (except to note tripping hazards), window treatments, central vacuuming systems, household appliances, or recreational facilities.
Product Recalls
About this search
This is a convenience search, not a guarantee. Using the equipment names and model numbers recorded at the inspection, we searched the Consumer Product Safety Commission's public recall database on the date of this report. The products searched are listed below. Searches of this kind are sensitive to typographical errors, to how a manufacturer described its own product, and to whether the database could be reached at the time. A recall can exist even when a search returns nothing, and a result that appears may not apply to your equipment. Recalls are also issued continually, so a search made today says nothing about tomorrow. Your inspector offers these results in a best effort to inform you.
