It describes the visible condition of the home at that time; it is not a warranty, and it cannot predict future problems or find what was hidden. Safety items should be addressed first, then repairs. Maintenance items are routine upkeep, or things to monitor over the course of home ownership.
The home appears to be well-built and has been well cared for. Materials and workmanship, where visible, are above average for the age and style of the house, and the condition of the systems suggests upkeep has been kept current rather than deferred. The items recorded in this report are the ordinary repairs and maintenance a home of this age accumulates.

- The main water shutoff valve was identified but not operated, as turning valves is beyond the scope of this inspection and aged valves can leak or fail when disturbed. All occupants should know the valve location for use in an emergency.
- The temperature and pressure relief (TPR) valve was not operated during this inspection, as older valves frequently fail to reseat and leak after testing. Recommend having the valve tested periodically by a licensed plumbing contractor as part of routine water heater service.

All visible wiring within the home is copper. This is a good quality electrical conductor. The distribution of electricity within the home is good. Generally speaking, the electrical system is in good order. Ground fault circuit interrupter (GFCI) devices have been provided in some areas of the home. These devices are extremely valuable, as they offer an extra level of shock protection. All GFCI’s that were tested responded properly. All outlets and light fixtures that were tested operated satisfactorily. The size of the electrical service is sufficient for typical single family needs.

Wiring: amateur installation
The installation of the distribution wiring is non-standard. It is suspected that installation was performed in an amateur fashion. A qualified, licensed electrician should be consulted.
Tree limbs contacting service drop
Tree limbs were in contact with the overhead electrical service drop. Abrasion can damage conductor insulation and branches can pull the service loose in storms. Recommend having the vegetation cleared; contact the utility before any trimming near the conductors.
Wiring: extension cords
Extension cords should not be used as permanent wiring. This wiring should be removed.
Outlets: overheated
An outlet has burn marks indicating an arc flash may have occurred. This outlet should be replaced and the circuit should be investigated as there may be an extra risk of fire.

Grounded outlets may be desirable in some areas where ungrounded outlets exist. This will depend on electrical needs.
Inoperative light fixture
The light fixture did not respond to its switch. The cause may be as simple as a failed bulb or may involve the fixture, switch, or wiring. Recommend replacing the bulb and, if the fixture remains inoperative, repair by a licensed electrical contractor.

Consumers should not return the recalled dishwashers to the retailer where they purchased as retailers are not prepared to take the units back.
